Thousands of teachers and healthcare workers serving in regional Greece will receive up to 1,600 euros in double rent rebates across two autumn payments.

The Greek state will process the first retroactive distribution in September for rents paid during 2024, followed by a second payment by the end of November for leases paid throughout 2025.
Under the new scheme, eligible staff receive financial support equal to two monthly rent payments per year, or two-twelfths of their total annual rent spend. The base allowance caps at 1,600 euros annually, though families receive an additional 100 euros for each dependent child.
Unlike general housing subsidies in Greece, the special program operates without income criteria or formal application forms. The Independent Authority for Public Revenue, known as AADE, will automatically calculate the disbursements using tax declarations and registered lease records transferred directly from public administration departments.
Beneficiaries who already received the standard one-month housing rebate will not receive two entirely new monthly payments. Instead, the special scheme supplements earlier payments to bring overall state assistance to two-twelfths of the annual rent. Those excluded from general rebates due to higher incomes will receive the full double-rent allowance.
First retroactive payout for 2024 rents
The initial clearance covers housing expenses incurred throughout 2024. Under statutory provisions, payment must occur within three months of the measure entering into force, setting the final deadline within September.
Workers who missed out on the November 2025 general rent rebate can now collect the entire two-twelfths special allowance for 2024. For employees who already collected general support for that tax year, the new payment covers only the remaining difference necessary to reach the two-month threshold.
A second payout round will conclude before the end of November 2026 to cover 2025 housing costs. If an employee receives a general rebate on a primary residence, the special provincial benefit adjusts to one-twelfth of the annual lease.
For an employee paying 500 euros a month, the total annual rent equals 6,000 euros, making two-twelfths worth 1,000 euros. If the worker already received 500 euros from the general rebate, the special scheme provides the remaining 500 euros. If ineligible for general relief, the worker receives the full 1,000 euros.
Higher monthly rents scale accordingly: a 700-euro monthly rent yields a 1,400-euro total rebate, while an 800-euro monthly rent reaches the maximum annual base cap of 1,600 euros. With two dependent children, the ceiling rises to 1,800 euros, provided eligible rent payments justify the higher amount.
Eligible professions and regional coverage
The scheme covers permanent teachers, substitute educators, and members of Special Educational Personnel and Special Auxiliary Personnel. To qualify, staff must serve in designated regional areas outside the main metropolitan centers.
Eligible healthcare personnel include National Health Service doctors and dentists, resident physicians, auxiliary doctors, rural doctors, and personal doctors. The coverage extends across public hospitals, primary healthcare centers, mental health units, and local health units known as TOMY.
Regular and auxiliary nursing staff, auxiliary medical and paramedical personnel, and ambulance drivers and crews operating under EKAB, the national emergency medical service, also qualify for payments.
Personnel qualify if they served for any duration during the reference year in covered regions. The measure applies generally to staff working outside the Attica region and Thessaloniki. However, the Islands Regional Unit within Attica is specifically included under the subsidy scheme.
Second home provisions and payment requirements
A major feature of the scheme permits claims on secondary residences near work locations. For example, a teacher or doctor maintaining a permanent family home in Athens while renting a second property on an island or in a provincial town remains fully eligible.
Employees who changed rented properties during the year can aggregate consecutive eligible leases to calculate their total annual expenditure. The absence of income limits ensures high-earning public servants excluded from standard housing aid can claim the special allowance.
Payments require correct lease and tax documentation. The General Secretariat for Public Administration will send worker details, including Tax Identification Numbers, employing departments, and regional assignment units, directly to tax authorities.
Tenants must ensure their Real Estate Lease Information Statement was properly submitted and recorded on their tax returns. For 2024 rents, tax authorities will evaluate active lease statements submitted by July 15, 2025. Funds will be deposited directly into bank accounts registered with AADE.
The government grants full legal protection to all rebate funds, making them tax-free, unassignable, and exempt from seizure by public or private entities. Rents paid over 2024 and 2025 could yield a combined maximum benefit of four monthly rents across both years, subject to offsets from prior general rebates.
