Home prices rose nearly 4% for the third quarter of the year

In detail, between July and September, the homes in East Lima have presented the greatest increase compared to 2022, advancing by 16%. It is followed by South Lima (5.9%), North Lima (3.0%), Modern Lima (2.3%), Top Lima (2.2%) and Central Lima (1.6%). In Callao the increase has been 1.6%.

“What has happened is that there has been a strong growth in costs, the curves show that between 2021 and 2022 construction grew 20% or 25%. These prices have not been reflected in the increase in bond values ​​and housing prices. So, where it has risen the least has been in Top, Modern and Central Lima, where the greatest amount of supply is because it is no longer possible to raise values ​​further,” indicated Guido Valdivia, executive director of Capeco, during the presentation of the Economic Report of Construction No. 71.

How much are housing costs per district?

It should be noted that in Lima Este, made up of the districts of Ate, Cieneguilla, Chaclacayo, Lurigancho, Santa Anita, El Agustino and San Juan de Lurigancho, the costs reach S/5,024.

For its part, in South Lima, to which Chorrillos, Lurín, Pachacamac, San Juan de Miraflores, Villa el Salvador and Villa María del Triunfo belong, the prices were S/5,721. In Lima Centerwhere Cercado de Lima, Breña, La Victoria, Rímac and San Luis are located, the value reached S/6,619, and in North Lima (Carabayllo, Comas, Independencia, Los Olivos, Puente Piedra, San Martín de Porres, Ancón and Santa Rosa) was quoted at S/3,809.

For their part, the homes in Lima Top (Miraflores, San Isidro, La Molina, Santiago de Surco, San Borja and Barranco) and in Modern Lime (Jesús María Lima, Lince, Magdalena del Mar, Pueblo Libre and San Miguel), the values ​​amount to S/8,762 and S/7,359, respectively.
