Sberbank reported a slowdown in mortgage issuance in October

The pace of mortgage lending slowed down in October, Interfax reports with reference to the Domklik study by Sberbank.

“In October, analysts recorded a slowdown in mortgage lending: the number of loans was 133.5 thousand (-14.2% compared to September), and their volume was 476.8 billion rubles (-15.5%),” the study notes. .

Experts recalled that the decline in purchasing activity was affected by the restrictive measures that were introduced in September and October – the Bank of Russia continued to increase the key rate, the government ordered to increase the minimum down payment threshold for preferential mortgage programs from 15% to 20%. In addition, from October 1, premiums on risk ratios for mortgage loans were increased.

The study clarifies that the number of mortgages issued has decreased in almost all regions. The largest reduction was noted in the largest regions of the country – Novosibirsk (-24.6%), Sverdlovsk (-23.8%) and Chelyabinsk (-23.3%) regions.

The Moscow region still leads in terms of the number of issuances – 10.2 thousand transactions in October. The Krasnodar Territory (7.8 thousand) entered second position for the first time; Moscow dropped to third place for the first time (7.6 thousand). St. Petersburg retained fourth place (6.3 thousand).

At the same time, despite the decline, demand in October exceeded the level of spring and early summer. Compared to March-June 2023, in October the number of issuances in the primary market increased by 64%, and in the secondary market by 3%.
