From April 2023, an energy certificate is required when a homeowner wants to rent a home. From April 1, 2024, this document will also be necessary for sales. Although a building’s energy certificate is nothing new, many properties, especially older ones, still do not have it.
Is an energy certificate mandatory? Important changes from April 1
Energy performance certificates have been required for some time. Homes built and put into use after 2009 usually have these certificates attached to the notice of completion. They were already prepared when designing the house. The document contains information on the building’s energy efficiency and the type of heating used in it.
However, they are not issued for life, and a new energy performance certificate must be obtained, for example, after renovation that affects the house’s energy consumption, i.e. replacing the furnace and heat source, replacing windows or insulating the building. Until now, an energy certificate was required when renting a house. On April 1, 2024, the amendment to the Construction Act will enter into force. From this day on, you will no longer be able to sell your house without the appropriate document. Failure to obtain a certificate may result in fines of up to PLN 5,000.

From April 1, it will not be possible to sell real estate without the so-called ecopassport. – from April this year, it will not be possible to post an offer for the sale of a house without indicating the energy class of the property – explained Karolina Klimaszewska, real estate market expert and senior analyst at Otodom, in an interview. This obligation applies to both developers and private owners. In the case of older houses built before 2009, it will be necessary to order an audit. It is usually performed by construction companies and installation companies that have a special certificate and are listed by the Ministry of Transport, Construction and Maritime Economy. However, this is an additional cost.

In Krakow, Poznań or Wrocław it costs approximately PLN 1,000. In smaller towns, audit prices range from PLN 500 to PLN 1,000. Importantly, the document is valid for 10 years. it will check the device used to heat the house, all installations, windows and doors, as well as the position of the walls, the date the building was put into use, and even the technology in which it was built.
