Peruvians increasingly prefer the consolidated areas of Modern Lima and compact spaces, according to ASEI.
During May, the prices of new homes in Metropolitan Lima witnessed a drop, reported the Association of Real Estate Companies of Peru (ASEI).
For example, in communes such as Miraflores, San Isidro and Cercado de Lima, the value of total housing fell due to the greater demand for compact units with better distribution: from S/697,000 to S/649,000 the average value of a new home fell. in San Isidro; while, in Miraflores, it went from S/743,000 to S/708,000.
In San Borja, the average for a home changed from S/644,000 to S/617,000 in interannual terms and in Pueblo Libre, from S/449,000 to S/419,000. In these districts, along with Jesús María, the drop in price is due to the lower value per m2, as well as the reduction in areas and total values due to being “increasingly sought after districts.”
Ana Cecilia Gálvez, general manager of ASEI, maintains that real estate projects present increasingly efficient products.
“Today the distribution of spaces prioritizes the basic needs of families and complements the value offer with common areas that allow families to satisfy their leisure needs,” he noted.
