Until May of this year, the sale of homes in Metropolitan Lima and Callao increased 6% compared to the same accumulated period of 2022, according to the Association of Real Estate Companies of Peru (ASEI).
In general terms, the sale of 7,024 homes in the capital and the first port was completed, and in the projection of Miguel Díaz, manager of the Business Division of ASEI. The greatest impulse is registered in the areas called Lima top (11%) and Lima center (20%).
What districts do they cover? Lima top includes Barranco, Miraflores, San Borja, San Isidro and Santiago de Surco; and downtown Lima, Breña, Cercado de Lima, Rímac and La Victoria. Both zones “sustain growth during the first five months of the year,” Díaz added.
In this regard, the Cercado de Lima is the favorite in the heart of the city, especially for the departments whose areas range between 60 and 100 square meters. The average ticket ranges from S/327,000 to S/443,000. Even the demand for properties smaller than 60 m² rose to 36%.
Meanwhile, for Miraflores, properties with an area of less than 60 m² have a value ranging from S/328,000 to S/476,000. The demand for these spaces grew by up to 230% towards the fifth month of this year, although the value of their average ticket contracted by up to 15%.
