Buying an apartment, a parking space or a small warehouse in youth for subsequent leasing can provide a stable additional income in retirement, experts interviewed by RIA Real Estate believe.

The average pension in Russia is approximately 16,000 rubles. “For a life without need in 2022, the income of a pensioner according to the minimum limit of needs should start from 43 thousand rubles a month, and according to the average limit – from 59 thousand. That is, a person, in addition to a pension, for a comfortable life should have a monthly passive income of 25-30 thousand rubles, ”says the professor of the Department of Finance and Prices of the Russian Economic University. G.V. Plekhanova Yulia Finogenova.

The best option for additional income in retirement is conservative instruments, including real estate, comments Alexey Galtsev, founder of the Realiste IT company.

According to him, the average “odnushka” can be rented in Moscow for 40 thousand rubles. per month, if repairs are made there, and the location is not too far from the metro. Renting the same apartment by the day, you can get 3 thousand rubles. per day, which theoretically, with a constant flow of residents, allows you to achieve additional income up to 90 thousand rubles. per month.

However, Galtsev admits that daily rent is not suitable for all pensioners, but only for those who are mobile to hand over keys to new tenants and clean the apartment before their arrival.

At the same time, Irina Dobrokhotova, chairman of the board of directors of Best-Novostroy, believes that if a car space is rented along with the apartment, then you can have about 10-13 thousand rubles more.

In addition, a pensioner can rent a room in his apartment: in this case, the monthly rental income will be about 20 thousand rubles, says Alexei Popov, head of the Cyan analytical center.

Suitable for earning and giving, given the increased demand for living outside the city due to the transition of many people to a remote work mode. In the near suburbs, rental rates are 40-50 thousand rubles. per month. In addition, a pensioner can move to a dacha himself, and rent out his apartment in Moscow, Finogenov cites the example.

In theory, there is an option with commercial real estate, adds Galtsev. For example, buying for 5 million rubles. a small warehouse, you can rent it out for an average of 65 thousand rubles. per month.

However, Dobrokhotova from Best Novostroy warns that not all pensioners should consider commercial premises for income. Such activities require skills and are closer to business than passive income. “Therefore, the most guaranteed way to receive an increase in the minimum pension is a free apartment for renting it out,” the expert concludes.

Nevertheless, Galtsev noted, it is necessary to start investing money in working tools, which will become passive income in the future, during the period of active work in youth.
