Real estate agencies, using unscrupulous methods, place advertisements with false prices, thus attracting clients.

According to realtors, more than 80% of real estate advertisements are suspected of being fraudulent. To combat this problem, a special working group has been created that is actively working to identify and eliminate such advertisements.

The media note that the largest number of fake advertisements are posted on the popular Avito resource. At the moment, the only available method to combat this problem is the ability for users to complain about fake ads through a special “complain” button.

The companies “Cyan” and “Domklik” are also leaders in placing fake advertisements. In particular, it points to outdated information on real estate prices. However, it is worth noting that prices for some properties in these agencies may indeed be below market prices.

It is also important to pay attention to the risks of buying a self-built house in Sochi, which may turn out to be uninhabitable due to possible demolition. Despite the warning about criminal liability for realtors in 2023, this problem still remains relevant.

It is worth noting that, under the leadership of Sochi Mayor Kopaygorodsky, the city has already adopted a new General Development Plan until 2044.
