Popular countries for buying property abroad from Russians are the UAE, Thailand and Turkey. At the same time, demand grew most for the purchase of real estate in the Caribbean, and fell the most for Montenegro. This is stated in the data of a study by the real estate agency Intermark Real Estate, cited by RBC.

According to experts, the number of purchases of foreign real estate by citizens of the Russian Federation in the first half of 2023 increased by 36% compared to the same period in 2022. Dubai is the leader. Thailand and Türkiye are also popular.

Analysts indicated that a total of 52.8 thousand lots were sold in Dubai from January to June 2023, which is 75% of sales for the entire 2022. This allows us to predict a 12-year sales record for the current year. The company explained that this is largely due to Russian demand. Citizens of the Russian Federation are also actively buying property in Abu Dhabi.

As for Thailand, the number of Russian real estate transactions in this country in the first half of the year increased by 2.6 times compared to the same period last year.

In Turkey, in the first half of 2023, Russians purchased a third more real estate than a year earlier.

It is noteworthy that the largest increase in demand was in the Caribbean and Vanuatu. According to analysts, Russian clients purchased 2.4 times more objects in the Caribbean in 2023 than in the same period in 2022. The number of Russian requests for real estate in Vanuatu has tripled. The experts explained that the interest in these countries is due to the possibility of obtaining citizenship through investment in real estate.

Montenegro was among the outsiders in terms of the number of requests in the first six months of 2023. It has lost 96% of Russian demand from the level of 2022. This was affected by the closure of the passport program, which worked until the end of last year. Russians also lost interest in Germany (-93%) and Greece (-84%).

According to experts, after the introduction of a number of sanctions, the possibility of buying real estate in these countries has become limited.
