For the first quarter of 2023, the share of vacant office space in business centers in the Central District increased by 1.5 times. RBC writes about it.

According to the consulting company NF Group, the office rental market sank most of all in the most expensive class A business centers. In the first three months of the year, the total vacant office space of this class increased by 7% and reached 161,000 sq. m. m, which is 11.5% of the total supply of high-budget business centers.

In the Central District, where the most expensive rent in the city, the vacancy has increased by 1.5 times. At the same time, in the Moskovsky district, which is popular due to its transport accessibility, the share of class A vacant offices decreased by 36% over the quarter.

The weighted average rental rate for class A offices in the first quarter of 2023 was RUB 2,312 per sq. m. m per month. This is due to an increase in the supply of offices with a rate above 2,500 rubles. per sq. m per month, while the main effective demand is focused on the budget of 1,900–2,100 rubles. per sq. m per month, according to the NF Group.
