Rent is not only a benefit for housing paid to the community and cooperative. The rent includes a number of other fees, such as garbage collection, renovation fund, central heating, estate maintenance and water. Everyone pays the housing fee. Everyone also knows that this fee increases every year. However, the reason is not only the increase in the costs of garbage and water disposal.
Rent increases in cooperatives and communities are coming. Not just water and garbage collection
Housing communities and cooperatives raise prices for a reason, and in many cases it is a rule that residents have already become accustomed to. This does not mean, however, that they do not complain about the accumulations that often occur at the end of the year. For some time now, disposal fees have been regularly increasing, which is related to more expensive disposal and penalties for failure to segregate waste imposed on managers. However, this is not the only fee that increases regularly.
The renovation fund may record record increases in 2024. It is paid by all owners, regardless of whether the property is owned or cooperative. The fund is used, among others, to cover renovations of common areas, repairs and modernization of staircases, garages, roofs, facades and even the area around the building.

The renovation fund may increase up to three times. Where do such increases come from?
The amount of the fund is determined by cooperatives or communities. On average, it is approximately PLN 2-3 per square meter of real estate, although it may be higher in older buildings. The renovation fund will increase, experts suspect, even threefold. The reason is not only the increase in the minimum wage and the resulting increase in services such as cleaning and renovation.
Rising costs may also be influenced by the so-called building directive, i.e. making all buildings zero-emission. This involves the need to insulate the building, but also to install photovoltaic panels, heat pumps, etc. – Increases in operating costs are inevitable because the prices of energy, gas, building materials and renovation services are rising. Higher prices will automatically translate into an increase in fees for tenants and apartment owners – explained Tomasz Błeszyński, a real estate market expert, in an interview.
