The State offers you a bonus of S/30,900 to build your house: how to access the Techo Propio Program?

If you own land registered in Public Registries, but do not yet have any construction, the Peruvian State’s Techo Propio program offers you the Housing Family Bonus. This bonus allows you to build a home with basic services on your own land.

The current amount of the Family Housing Bonus is 30,900 soles in the Own Site Construction modality. This bonus is granted only once to beneficiaries and does not need to be returned.

How can I access the Own Tech Bonus?

In order to take advantage of this benefit, you need to register for the Techo Propio program at the designated locations. It is important to keep in mind that a call announced by the Ministry of Housing, Construction and Sanitation must be ongoing.

During registration, you will need to provide identification documents and complete details of all members of your family. Next, you will complete and sign the registration form (if you are living together, both must sign). All these procedures are free.

Once you have completed registration, your requirements will be reviewed and if you meet the criteria, you will be able to move forward in the process.

Own Roof Bonus: what are the requirements?

To begin, it is necessary to be part of a Family Group (GF), led by a person over 18 years of age, a married couple or a cohabiting couple without marriage impediment, who is the main economic provider and representative of the family.

Subsequently, the following specific requirements must be met:

  • The monthly net income of the household cannot exceed 2,706 soles.
  • The land or independent space where the home will be built must be registered with Sunarp, in the name of the head of the family and without charges or encumbrances.
  • Not own another residential property, land or independent space for housing throughout the country.
  • Not having received previous housing assistance from the State through programs such as Fonavi, Enace, Materials Bank, Techo Propio or resources channeled by the Mivivienda Fund.

What will the contract with Techo Propio be like?

If you meet the requirements, you need to contact a technical entity (ET) approved by the Techo Propio program. You can confirm its validity by calling toll-free 0800-12-200.

Once you have verified that the ET is legitimate, you sign a contract for the construction of the home. It is important that you request a copy of the contract to know your rights and responsibilities.

The ET is in charge of managing the disbursement of the Family Housing Bonus and begins construction once the bonus has been disbursed.

You must deposit your savings into the Mivivienda Fund account after receiving your project code. Never give your savings directly to the ET.

What are the amounts offered by the Own Roof Bonus?

According to the information provided by the Ministry of Housing, Construction and Sanitation, the Family Housing Bonus of the Techo Propio Program is a subsidy offered by the State free of charge to people with limited resources to help them finance the purchase, construction or improvement of a home. . Here are the amounts for each of the three modalities:

  • Home purchase: the bonus is S/44,805
  • Construction of a house: the bonus reaches S/30,900
  • Improvement of a property: the bonus is S/11,845.
