As of September, home sales in Lima fell by 8%

Home sales in Lima have shown a decline of almost 8% (see graph) at the end of the third quarter of the year compared to 2022, reported the Peruvian Chamber of Construction (Capeco). Likewise, compared to the second quarter, the drop was -17%.

In detail, in the acquisition of new housing (AVN) of the Techo Propio program, a drop of 78% is reported, while in the Mivivienda credits, 2%.

For his part, In the case of non-social housing, the decline was 9%which rather represents a correction with respect to other years.

“This segment is reaching its minimum point. However, we thought that this year there would be growth because we assumed that with the change of government confidence would be restored, but investments (which occupy 25%) to rent or sell have gone to zero due to uncertainty,” indicated Guido Valdivia, executive director of Capeco.

Prices go up

The costs of the households between July and September they showed an increase of 3.9%, reaching an average of S/7,454 per square meter.

This increase is mainly due to the rise in costs in the construction sector, which between 2021 and 2022 increased by 20% and 25%.

The largest increase was 16% and was observed in eastern Lima (Ate, Cieneguilla, Chaclacayo, Lurigancho, Santa Anita, El Agustino and San Juan de Lurigancho), followed by southern Lima with an increase of 5.8%.

Valdivia highlighted that, in modern Lima (2.3%), Top Lima (2.2%) and Central Lima (1.6%), the values ​​have not risen as much because these districts have the greatest supply. so the real estate They opt for competitive prices.

At the end of the year, the sector would fall 5.9%

The construction sector for October fell by 7.9%. For its part, Capeco estimates a drop of 3.9%, and the BCRP 3.7%, while private entities such as Macroconsult (-7.5%) and Scotiabank (-6.2%) have higher projections. Thus, on average a decrease of 5.9% is estimated.

Valdivia highlighted that One impact of the El Niño phenomenon is the rise in freight prices, since roads are interrupted. Furthermore, bad weather can make the construction process unfeasible.
