ADI: Paralysis of 60 real estate projects in Miraflores affects the legal security of families

After the Municipality of miraflores announced the suspension of licenses and the stoppage of 60 real estate projects, various voices in the sector have disagreed with what they consider an arbitrary measure that threatens real estate development.

The Association of Real Estate Developers of Peru (ADI Peru) points out that the stoppage of real estate projects in progress would affect legal certaintysince it would be ignoring the rights acquired by thousands of families and dozens of companies that are in ongoing financing programs.

“Stopping 60 real estate projects in this way is a hard blow to a strategic sector for economic growth, as well as for job creation and closing existing housing gaps. We consider that the measure is arbitrary and a manifest affectation to the legal stability and the acquired rights”, pointed out the union.

For this reason, from ADI Peru they ask the Ministry of Housing, Construction and Sanitation (MVCS) to rule on the matter, since national urban planning could be affected, especially the Social Interest Housing (VIS) sectors.

“It is a risk that the authorities make their own interpretations of processes and sentences in different instances. What is happening in miraflores opens the doors for each district mayor to oppose the national urban plans”, indicated ADI Peru.

Why are Social Interest Housing relevant?

According to a study carried out by Apoyo Consultoría, only the formal housing sector had a growth of 15% between 2021 and 2022, going from US$2,780 million to US$3,190 million. This growth is especially linked to the development of VIS. In addition, last year the formal housing sector employed close to 150,000 people, directly and indirectly.

It is estimated that the country has a housing deficit of more than 150,000 units. This amount increases each year. For this reason, it is necessary to promote social housing programs, which allow thousands of families to access quality homes, with all the necessary services and with access to formal financing.
