More than 78,000 properties were registered for the first time this year

The National Superintendency of Public Registries (Sunarp) reported that, so far in 2021, 78,783 registrations (first registration) have been processed in the Real Property Registry. This figure represents an increase of 194.65% compared to the registrations registered between January and September 2020, when the total amounted to 26,737.

La Libertad (14,663), Lima (14,606), Ica (8,763), San Martin (6,930), Piura (6,174), Lambayeque (5,561) and Arequipa (4,468) are the regions with the highest number of properties registered for the first time in the country, whether they are urban or rural properties.

Registration of a property

The registration of a property is the registration act that allows the incorporation, for the first time, of a property to the Real Property Registry, which supposes the opening of a registry item.

The registration of a urban property demand for two requirements:

1.- Property title with an antiquity of no less than five years as a notarial part of the sale or a will, in which the transferred property has been individualized, for example.

2.- Plan that allows the graphic representation of the property subject to registration, for which the following must be considered:

a) If the property is located in a cadastral area or in the process of cadastral survey, the cadastral plan must be presented with the requirements established in Supreme Decree 002-89-JUS.

b) If the property is located in a non-registered area, the location plan of the property is presented, prepared and signed by a competent verifier and endorsed by the corresponding district municipality.

The plans presented must be georeferenced to the National Geodesic Networkl, referred to the datum and projection in official coordinates.

In addition to the payment for notarial services, which vary according to the chosen professional, the registration fees for registration are the following:

Right of presentation: 85 soles.

Registration fee: property appreciation x 3/1000%.
