According to the Association of Real Estate Companies of Peru (ASIE), people increasingly prefer single-person spaces to live, especially on the border between Miraflores and Surquillo.
For example, the sale of properties below 60 m² increased by up to 230% in Miraflores, both in the periphery and in a large part of the district (+148%) —with the exception of the Costa Verde.
Besides, in the average ticket of the apartments smaller than 60 m² there was a 14% drop: they went from S/442.00 to S/382,000. In general terms, in the houses located from Tomás Marsano avenue, Vía Expresa and Andrés Aramburu, the contraction is 15%: from S/816,000 to S/695,000.
Miguel Díaz, manager of the Business division of ASIEcomments that “the general trend is towards smaller and more functional spaces”.
Looking at the real estate sector as a whole, until May of this year there was a 6% rise in the total number of homes sold in Metropolitan Lima and Callao —compared to the same period in 2022—.
On the other hand, it is Lima Centro and Lima Top that explain the market variation, with a rate of 20% and 11%, respectively.
