There is a new consumer behavior in the real estate market: small spaces are more preferred. According to the Association of
Real Estate Companies of Peru (ASIE), demand is moving towards spaces smaller than 60 m².
In general terms, up to May of this year there were a rise of 6% in total homes sold in metropolitan Lima and Callao —
compared to the same period of 2022— and although they are cautious in throwing a figure on the behavior of this market towards the remainder of the year,
Miguel Díaz, manager of ASEI’s Business Division, believes that the sector’s recovery is tangible, since despite the fact that confidence
business continues in the pessimistic stretch, “there is greater confidence in the Government of Dina Boluarte” compared to the management of a couple of years ago,

“The general trend is towards smaller and more functional spaces. In Lime Top there is a more exclusive sector that prefers design, but in Modern Lima

A total of 7,024 homes have been sold, with the areas preferred by citizens being Lima Centro (+20%) and Lima Top (+11%).
According to ASEI, Cercado de Lima is emerging as the center’s favourite, and areas between 60 m² and 100 m² continue to be the most requested by
buyers. The average ticket value ranges between S/327,000 and S/443,000.
While Miraflores is the most requested in Lima Top, and here the households between 60 m² and 100 m² are the second in preference with an average ticket of S/382,000 to S/476,000.
For example, in a large part of Miraflores, purchases of apartments between 60 m² and 100 m² grew 23% and in those below 60 m², in
