Condos as an option for couples who can pay $30,000 for a property that could be their first home. Premium houses that have artificial grass. Live in cities close to Guayaquil, where there are the most offers, or close to the sea, such as Playas or Santa Elena, with housing options of $55,000 or $65,000. Or that the guards of the urbanization have a license for weapons.

At the Habitat 2023 fair, which opened this Wednesday afternoon at the Guayaquil Convention Center, a whole range of possibilities is met, there are at least fifty real estate projects.

Houses up to USD 103,000 enter preferential credit in banks and mutual cooperatives

There are residential projects in Guayaquil, Samborondón, Daule, Salitre, Durán, Playas and Santa Elena, managed with a share of 10%, 20% or 30%. Monthly fees depend on the amount of the ticket. On fair days, some entrepreneurs offer bonuses and benefits, such as the delivery of a semi-furnished house (shelves, wardrobes, among others).

The lowest house prices range from $40,000 to $60,000, depending on the area and size of the house. For example:

Selling condos is also promoted as an option for those just starting out, says Isabel Herrera, who is participating in the fair for Villa del Rey, which has condos starting at $30,000 with a minimum deposit of 10 percent and also offers high-end homes. with a plot of 114 square meters and large terraces: synthetic grass, cement terrace, paved walkways, rear exit to a linear park with amenities.

The most important thing for Pedro Bayas to acquire a home is security, because he would not want to be a victim of crime, this due to the cases of robberies that have been reported in recent weeks in the gated communities of Samborondón and Quito. Given this concern, exhibitors at the fair highlight the security they provide: 24/7 security, exclusive entrance for tenants and their guests, electric fences and security cameras. Some point out that the guards of the urbanization have weapons with their permit.

Paola went around stands on the first day of the fair and said he found several options that were within his budget. Funding opportunities also exist in Habitat 2023, as the Bank of the Ecuadorian Social Security Institute (Biess) and private financial institutions participate. In the case of Biess, the interest rate for mortgage loans is 5.99% for a term of up to 25 years.

How does the 5-25-5 plan to access affordable housing work?

Miguel Yépez, deputy manager of the largest subsidiary of Biess, was at the opening of the fair and pointed out that between January and March 2023 the entity paid out more than 136 million dollars in approximately 2,200 mortgage operations, “transactions that allowed Ecuadorian families access to their own roof, inject capital into the national economy, strengthen the construction sector and create sources of employment at the national level”.

Expectations are good for the sector due to the recovery that is taking place after the pandemic and at this time when companies pay profits to workers, since the payment of this bonus and the holding of fairs coincide in April.

Miguel Arias is one of the participating exhibitors with homes in the Santa Cecilia II urbanization, located in Santa Elena and priced between $55,000 and $90,000. He comments that during the pandemic there was a 50 percent drop in sales, but now it has recovered and increased.
