Real estate in Poland will have new markings. The EU directive obliges the Member States to create “energy classification of buildings and unification in the form of classes from A to G”. Along with this, money will go for thermal modernization.

Real estate in Poland will be covered by a new system of dividing buildings into energy classes. The regulations will come into force in 2024 – announced by the Ministry of Development and Technology. This is the result of the implementation of the EU EPBD directive, which requires the division of buildings due to their energy efficiency.

Properties that, like an outdated refrigerator or dishwasher, will receive a low rating will be able to be thermally modernized.

The prepared amendment to the EPBD directive will require Member States to have the energy classification of buildings and unify them in the form of classes from A to G. The next step after the introduction of the classification will be to qualify 15% of buildings. the least efficient buildings to class G, and a commitment to upgrade residential buildings from class G to class F by 2030, and to class E by 2033.

Renovation will involve huge costs. Expert: It’s an investment

Aleksandra Stępniak, an expert of the Fala Renowacji association, in an interview with the Newseria agency, assures that the energy efficiency of buildings is an investment, not a cost. “She will always come back to us,” he says.

– Comprehensive modernization, i.e. a wave of renovation awaits all European countries, because in buildings we still have a huge, untapped potential for increasing energy efficiency, which implies increasing our comfort, health, energy security, reducing energy costs and many other related aspects – says Aleksandra Stępniak, Newseria Biznes agency, founder of the Fala Renowacji association.

He explains that the renovation of buildings will consume a lot of money. – This is a huge challenge, mainly financial, how to finance energy efficiency, because at the moment in Poland up to 70 percent of buildings are in poor or very poor condition. Appropriate funds are needed for their modernization, he says.

As part of the renovation works, it is primarily those buildings that are to be modernized that act like energy vampires – they are inefficient and require a lot of coal or gas to heat.

“New European Bauhaus”. The ministry is working on solutions

The Ministry of Development explains that work on detailed solutions is ongoing, so it is not yet known what the exact procedure for assigning specific classes to buildings will look like. As the ministry explains, it is necessary to take into account all architectural and installation solutions used in Poland.

Tomasz Narku, an expert dealing with the real estate market, wrote in his comment on social media that the EU policy on zero-emission buildings, energy performance, mass renovations and missions in the field of climate-neutral cities will have an official name: “New European Bauhaus”. “This name will also appear in Poland” – he said.
