“Do not bring the situation to a hunger strike”: Deceived equity holders of the Chisty Ruchey residential complex in the Leningrad region refuse monetary compensation

Shareholders of the residential complex “Chisty Ruchey” and “Northern Waltz” in Sertolovo and Vsevolozhsk refuse monetary compensation for apartments in unfinished houses. The shareholder Victoria Kuchenkova told the Rosbalt correspondent about extremely modest amounts per square meter.

“The authorities want to compensate our last turns. This is the seventh building of Chisty Ruche and the fourth building of the Northern Waltz of the Petrostroy company. We focus on payments to equity holders of other residential complexes in the Leningrad region – for example, people from the Alpine Village residential complex in Mistolovo were paid in the region of 60-70 thousand per square meter. m. Our housing is now in the region of 110-120 thousand per meter. If now, according to the market, my apartment at the excavation stage costs 5 million 300 thousand, then they will return no more than 3 million 400 thousand to me. We will not be able to buy anything for this money, ”Victoria emphasized.

The shareholder recalled that back in August, people were given guarantees for the complete completion of houses – the authorities of the Leningrad Region announced that the developer Samolet would become a donor to Petrostroy and signed an agreement with the investor. The company was also to deal with the “Mainland” in Murino and the “Northern Waltz” in Vsevolozhsk.

On December 28, at a meeting with equity holders, Deputy Chairman of the Government of the Leningrad Region Yevgeny Baranovsky announced that the last stages of housing estates, less than 80% ready, were waiting for the fate of compensation.

“Our houses should have already been handed over. I’ve been waiting for an apartment for five years now, I have a mortgage, my husband’s working conditions have changed due to the coronavirus – now we are unlikely to approve a new mortgage. We will lose everything,” said the shareholder.

Victoria, along with other dissenters, has more than once stood up in a picket with posters – both at the government of the Leningrad Region and on the streets of St. Petersburg:.

“No to compensations, no to cessions, no to freezing of DDUs in Rossreestr. Only construction!”, “Do not bring the situation to a hunger strike or self-immolation!”

Deceived equity holders even unfurled posters with verses:

The press service of the building block of the administration of the Leningrad Region told a Rosbalt correspondent that the final decision on compensation would be made by the Federal Territorial Development Fund, in the event that the arbitration court declares the Petrostroy company bankrupt. Then, under federal law, residential complexes will fall within the fund’s area of ​​​​responsibility – and if the houses are not ready by 80%, payments will actually be made.

The administration assured that the methodology for calculating compensation takes into account the cost per square meter in housing under construction in the location of the problematic object.

Recall that in March 2020 it became known that the Petrostroy developer company is suspected of embezzling more than 5 billion rubles from equity holders who invested in the construction of apartments in the Severny Waltz, Chisty Ruchey and Materik residential complexes.
