How to find and obtain the cadastral reference of your home

The cadastral reference It becomes a kind of identity document for all real estate in Spain (flat, plot, house or dwelling, garage, etc). This information is very necessary when presenting the income statement, among other things, or to obtain some help such as the minimum vital income or if you are interested in buying / selling any property.

The cadastral reference is made up of a 20-digit alphanumeric code and it is unique, that is, there cannot be two identical cadastral references since each property has its own combination. This official code is assigned by the General Office of the Catastror, a body dependent on the Ministry of Finance.

The cadastral reference serves to define the real estate object. In the cadastral or cadastre system we can know the use of the property, if it is urban, rustic, residential, commercial, industrial, the square meters, the floors of which it is composed, etc.

How to check the cadastral reference of your home

1. The cadastral reference usually appears on any receipt for Real Estate Tax (IBI). It can also be found in many deeds of sale and in some of the modern habitability certificates.

2. Another possibility is to consult it within the electronic headquarters of the Cadastre. There you will find all the information related to any building in Spain.

When entering the web, a property search engine will appear with five different sections with fields to fill in depending on the option that is easiest for you.

1) There is the first option with a single field where it says RC. There you must enter the cadastral reference.

2) The next option requires filling in all the information related to our address (the street with the number, province, etc.)

3) The next option requests the polygon / parcel data.

4) The following fields available to enter are the exact coordinates of your home and will redirect you specifically to your cadastral reference.

5) And finally, there is the Unique Registry Code (CRU) field. The easiest way to find this code is through a Simple Note of a property.

3. Through the Certificate or Electronic Identity Document. This road is one of the fastest alternatives to know what your cadastral reference is. You can do so by entering your electronic ID at the Electronic Headquarters of the Cadastre.

What information does the cadastral reference provide

The cadastral reference can be urban or rustic. LThe twenty characters of the urban cadastral reference refer to the following:

The first seven characters identify the farm or parcel.

• The next seven indicate the sheet of the plan where it is located.

• The next four identify the property within the farm.

• The last two are control characters to know if the previous 18 are correct when detecting errors in a recording.

The twenty characters of the rustic cadastral reference indicate the following:

• The first two characters identify the province.

• The next three the municipality.

• The next three identify the polygon.

• The next five identify each parcel within the corresponding polygon.

• The next four allow to identify or detect the existing properties within the plot.
