The average cost of luxury cottages in the Leningrad region approached 90 million rubles

The average cost of elite country cottages in St. Petersburg and the Leningrad region increased by 16% and exceeded 89 million rubles.

According to NF Group, the price is growing not only for real estate in suburban villages, but also in business-class villages. There, the cost increased by 8% and now has reached an average of 28.3 million rubles.

The dynamics of average prices was influenced by the adjustment of the cost of finished objects, where prices increased by 10-20% per year. The cost of real estate in the secondary market has also changed. It grew by three percent per year due to the replenishment of the supply of expensive cottages.

In 2023, experts predict an increase in interest in suburban villages in the Vyborgsky district of the region from employees of oil and gas companies.

As for the primary market, a 48% drop in demand was recorded in this real estate segment in 2022. In the business class segment, there was an even greater decline in sales – by 77% compared to last year.

In the secondary market, the number of offers has increased. In particular, the number of objects worth more than 50 million rubles increased by 49%.
