More than 100 million dollars will be invested in the construction of the seven stages of the citadel sun coast. The investment is being financed by banks, partners, advances from buyers and will be carried out in a sustained manner over ten years. The citadel is located at kilometer 19 on the road to the coast and has more than 65 hectares, 20% of which will be used for green areas.

Carlos Pablo Henriquesgeneral manager of the Thalía Victoria real estate agency that is promoting the project, affirms that the urbanization will have a linear park of 6,500 meters, a meditation area, a dog park, playgrounds for children, a music room, a swimming pool, among others amenities (mod cons). The construction of all stages will activate 1,500 jobs, between direct and indirect. Costa Sol won first place in the Best Horizontal Housing Project, Suburban Projects and Urbanizations category at the VIII Latin American Meeting of Real Estate Developers (ELDI). It is, according to Henriques, the first Ecuadorian real estate project to receive this award.

On the way to the coast, including in Chongón, several real estate projects are being built. What makes Costa Sol different?

This is a development whose slogan is “A city that breathes”. It is not the typical street with houses. We try to make a mixed-use urbanization that allows all its inhabitants to have all the services they need within walking distances.

The project is 65 hectares. We have projected close to 1,000 housing units, perhaps more, since the market will determine the number of houses, the size of the lots, the number of apartments. It is made up of seven stages, of which five are completely residential and the rest are residential-commercial.

Two of the important features of Costa Sol are a linear park of 6,500 square meters at the beginning of the urbanization that is available to all the inhabitants, a huge park, and it also has a two-lane cycle path that crosses the entire urbanization on its way central.

When you say that all services will be within walkable distances, what do you mean?

Our urban design follows an architectural style called fifteen-minute cities. This means that the development has to be designed for walking. In Guayaquil we are very used to cars and it has always been designed thinking about how to get to places by car, but this citadel is designed putting the human being above the car. Everything has to be walkable, people from Guayaquil love to walk, but the conditions for walking are not provided.

If in Costa Sol we put a bike path with a sidewalk, with trees that give you shade, instead of palm trees, and the places you arrive at are welcoming, people from Guayaquil will prefer to walk. We want to ensure that our customers who are at home and want a coffee prefer to go for that coffee on foot than in their car. We want homeowners to choose to walk. There will be commercial premises, offices.

In addition, next to Costa Sol there is a university, it is very close to schools. By approaching the authorities we want to improve access and make the surroundings of Costa Sol walkable.

How much is the project investment?

The cost of the project is one hundred million dollars. And that is an estimated budget, since this project is planned to be done in ten years. We are creating the urbanism that allows us to support all the trends that come in the future, but we cannot guess them, and this can influence whether the project costs less or more. Funds come from partners, banks, from customer advances. The hundred million will be disbursed over ten years.

How many jobs do you estimate to generate?

We are going to create jobs for approximately 1,500 people, between direct and indirect employment. This includes all suppliers, security guards, food providers, workers, architects, specialists.

When do you estimate to deliver the first stage?

The first houses and land of the first stage will be delivered this year. The last house of this first stage will be delivered in 2025. In 2026, the second stage, and so on.

What is the value of the homes?

Houses cost anywhere from $156,000 to $400,000. We have a very wide range. The land is from $75,000. We went out to sell after the quarantine, in July 2020, and the market has responded satisfactorily and we have already sold 100% of the first and second stages, and we have 75% of the third stage sold.

Less than a month ago we started the pre-sale of the fourth stage. The client can reserve with $2,000 and for four years, the period in which the house is built, pay 30% of the down payment and then apply to the mortgage loan.

There are sectors of society that affirm that housing prices have skyrocketed and many consider them unaffordable. Are the values ​​of homes in Costa Sol commensurate with the services it will provide?

Our prices are market and it is not that we are at exorbitant prices. What we want is to give more for the same values. We are very fond of green areas and what Costa Sol offers, which other developments do not offer, is the quantity and quality of green areas and amenities. We do not locate the minimum amount of green areas for the project to be approved by the Municipality, but those that are needed for the project to be pleasant, so that people can read outdoors, walk with their children, go for a walk in the dog.

The urbanization will have dog park, meditation areas, a music room, a calisthenics park, swimming pool, gyms, walking areas, soccer fields for children. We want the children of our clients to go to the park without crossing the street, since the land of the houses, in the back, will face a park.

How much will be the value of the aliquots?

Between $120 and $140.

On the subject of green areas, it has been seen that what most of the current real estate developments on the road to the coast do is cut down all the dry forest, flatten the land and then plant the minimum number of trees necessary to comply with the Municipality . How is Costa Sol proceeding in this regard?

We have sought to respect the native trees found on the Costa Sol. We have made ropes and if you look at the urbanization there are roads that have curves to surround the trees.

What other real estate projects has Thalía Victoria carried out?

We have been in the market for 40 years. Among the urbanizations that we have built are Samanes 7, with 900 houses; Portal al Sol, with 700 houses; and Vía al Sol, which has 300 houses. (YO)
