The average price of new housing rentals in the CAV amounts to 711 euros per month


The average price per square meter in new housing rental contracts is 9.5 euros. The Basque Government has launched a website to inform citizens about the real data on free leases in the Basque Country.

It is information that appears on a new website created by the Basque Government with the aim of inform citizens about the real data of free leases in Euskadi; The tool was presented this Friday by the Minister for Territorial Planning, Housing and Transport, Iñaki Arriola.

In this way, using this new website, citizens will be able to know the objective data of leases in the free market, geolocated according to their neighborhood (in municipalities with more than 10,000 inhabitants), population, functional area or historical territory. In this context, the average price of new rentals has increased by 1.4% compared to what was indicated in the second quarter of 2020, and the price per square meter has risen by 1.6%.

In the presentation, the counselor highlighted that, “in a sensitive issue that interests and worries a large part of the population, such as housing, it is useful and convenient to have truthful information, which clears up uncertainties and combats speculation, in order to make decisions founded”. For this reason, and to favor monitoring and decision-making in public housing policies, the Department has created both the EMAL and the new website, which also includes information on the evolution of seasonal housing prices, as well as of the premises.

The objective of the EMAL is to publicize the number of security deposits and the monthly rent associated with free housing rental contracts in the Basque Country. The statistics use the data collected in the registry of deposits and rental contracts in which, since 2015, a deposit must be deposited for each lease. According to data from the second quarter of 2021, there are 67,033 free rental contracts in the registry, of which 64,123 correspond to habitual residences; the rest are seasonal or single-family homes.

By territories, the average price of new rentals in Álava is 644.5 euros per month, 704.5 euros per month in Bizkaia, and 739.3 euros in Gipuzkoa; if we look at the capitals of the CAV, new rentals in Vitoria-Gasteiz amount to an average of 671 euros per month, 780 euros per month in Bilbao, and 911.4 in San Sebastián.
