The 101 houses of the first stage of Belén del Norte, at kilometer 9.5 of the road to Daule, are ready and 90% sold. The purchase can be quick with an initial payment of $3,500 for immediate delivery and in two months, which is what the mortgage loan process takes.
Daniela López’s objective is to sell that 10% that is missing and 50% of the second stage that is under construction. They are houses that cost between $70,000 and $71,500, located behind the Paseo Shopping, and that are part of the real estate offer that is exhibited at the Habitat 2022 fair that takes place at the Guayaquil Convention Center.
The fair opened to the public at four in the afternoon on Wednesday, April 6. In the first half hour of service, Daniela managed to schedule a site visit for this Friday with an interested client and continued to serve those who came to her stand, that of Constructora Conalba, which also markets the Rincón del Río projects, at kilometer 14 of the ave. Narcisa de Jesús, and Durán Logistic Park, at kilometer 8.5 of the Durán-Tambo road.
on av. Narcisa de Jesús, in Guayaquil, there are also houses for immediate delivery. La Perla still has a few available for between $104,000 and $130,000. And about ten apartments in Brisas de La Perla at $70,000 and $80,000.
But in that area the new project on offer is Villa Ensueño: houses from $96,000 to $116,000 with three bedrooms and apartments for $65,000. They are in plans and will have several stages. Este, La Perla and Brisas are from Prozonas, real estate developers, who are also participating in the housing fair that will take place until Sunday, April 10.
Vía a la costa –at kilometer 19.5– Inmocost markets $130,000 apartments in Costa Brisa with delivery scheduled for 2023. It also has projects at km 15, Costa Gardens; on av. Samborondon, Provence; and via Milagro, Villa Madero.
Vía a Salitre, at kilometer 15.5, there are houses for $112,000 for immediate delivery and to finance the entry for up to 30 months. It is the real estate offer of Arboletta Urbanization. Here the reservation is made with $1,500, but for the fair it is $500. The entrance fee for the purchase is 5% if the rest is financed with the Bank of the Ecuadorian Institute of Social Security (Biess).
Toscana, La Gran Victoria, La Joya, La Rioja, Ribera del Buijo are other projects that show their offer.
The properties with the lowest and highest price
The Municipal Public Housing Company participates in the fair with the offer of 450 plots of land for the Mi Dulce Hogar project, in Sergio Toral.
“We are offering lots to people who thought that with $100 down and $115 a month they couldn’t get something of their own. Our vision is to get closer to that market segment. It is a complete urbanization”, indicates Patricia Rivera, president of the municipal public company that has already sold the 1,820 lots of Jardines del Sinaí (in Monte Sinaí) and the 1,400 lots of Bosques del Norte (km 16 via Daule). “In the future we have a similar offer that we will take out in the following months for people who were left with the desire to have their land in Bosques del Norte.”
Before the fair, more than 5,000 interested parties had already registered for the 450 lots of Mi Dulce Hogar, “that’s why we have to continue launching housing programs. There are people who have a basic salary that is not enough to buy a house, but it is enough to buy land. And that is the majority of people, that is why Mayor Cynthia Viteri said: ‘Give these people a real estate offer,’ and that is the reason for the creation of the company”.

Additionally, work is being done on the Valle Esperanza social project, which has a municipal investment of $1.5 million in infrastructure works and the private company donates the resources through a private trust to be able to provide housing to people in extreme poverty. “There are 114 just with donations that we have to get,” says Rivera.
In contrast, the highest prices are in various areas of Samborondón. For example, houses in La Costa Samborondón are sold flat and range from $204,000 to $266,000. In addition to apartments in Blue Bay, on Mocolí Island, for $304,000. The terms to cover the entry are up to 30 months and the first deliveries are scheduled for December 2023.
The commercialization of departments now has a better demand and several exhibitors at the fair agree that it arises from older couples who already have children who have formed their own home, families that are just starting out and divorced people.
Prizes and opening hours of the fair
The fair is taken as an opportunity for economic reactivation, especially in the area of construction that generates a lot of labor. Although this event was maintained in the two years of the pandemic, now there are higher expectations, especially because families felt with the confinement how important it is to have their spaces and that it brings them well-being, comments Ricardo Baquerizo, president of Expoplaza, who is in charge of the organization of the event.
And about a recent provision that would affect mortgage procedures in notaries, he hopes that it can be solved soon.
“Stop” of procedures for Biess mortgage loans by decision of the Council of the Judiciary, warns the construction sector
Baquerizo was in charge of opening the fair, where the Green Habitat awards were given to the real estate manager Ambiensa and the best stand to Inmovila.
The offer of financing with the Biess, entities of the financial system and other alternatives is also shown.
