Techo Propio 2024: check the requirements and how to apply for the S/49,000 bonus to buy a home

The Techo Propio program of the Mi Vivienda Fund offers low-income Peruvian families the opportunity to access decent housing through the Bono Familiar Habitacional (BFH). This S/49,000 bonus is a financial aid that the State grants to citizens to facilitate the purchase of a property that has all the basic services.

For this year, the Ministry of Housing updated the amount corresponding to the BFH in the housing acquisition modality, which is aimed only at families who do not have a house or land, and who buy a social interest home (VIS) or prioritized VIS. What is the Family Housing Bonus?

The Family Housing Bonus (BFH) is an economic subsidy granted by the Peruvian State through the own roof programThis bond is aimed at low-income families who wish to acquire, build or improve their own home. The main objective of the BFH is to reduce the housing deficit in the country and improve the living conditions of Peruvian families.

The value of the BFH in 2023 was S/43,312.5, which was equivalent to 8 UIT. However, the Ministry of Housing, Construction and Sanitation published ministerial resolution No. 587-2023 in the newspaper El Peruano and thus updated this amount in the modality of New Housing Acquisition (AVN), placing it at S/44,805, which represents 8.7 of the UIT.

The AVN is aimed at families who do not have a home or land so that they can buy a Social Interest Housing (VIS) or Prioritised VIS with the help of the Family Housing Bonus. In addition, VIS are properties promoted by the State, whose purpose is to reduce the housing deficit gap in Peru, whose maximum values ​​are approved annually by Supreme Decree.

2024 Roof Bonus: What are the requirements to apply for it?

To access the Family Housing Bonus Through the Techo Propio 2024 program, the following requirements must be met:

  • Form a family group.
  • The head of the household must declare one or more dependents, who may be his or her spouse, partner, children, siblings or grandchildren under 25 years of age, or children over 25 years of age with disabilities, parents or grandparents.
  • To purchase a home, the family’s monthly income must not exceed S/3,715, and to access a prioritized VIS it must not exceed S/2,071.
  • If they want to buy a home, they cannot have any property registered in the name of the beneficiaries.
  • They must not have previously received housing support from the State.
  • Therefore, the savings you should have is 3% of the value of the home.

To apply for the bonus of more than S/49,000 intended for the purchase of your home, it is important to keep in mind that access to this benefit is conditioned by the choice of property. In general terms, to access high amounts, the value of the house or apartment must not exceed S/128,400, and the amount of the Family Housing Bonus will vary according to the following:

  • Prioritised VIS on single-family lot: if its value is up to S/55,000, the bonus will be S/48,410.
  • Prioritised VIS in a multi-family building, residential complex or country house: if its value is up to S/68,000, the bonus will be S/49,955.
  • VIS on a single-family lot: if its value is up to S/102,800, the bonus will be S/44,805.
  • VIS in a multi-family building, residential complex or country house: if its value is up to S/128,400, the bonus will be S/44,805.

How to access the S/49,000 bonus to buy a home?

If you are interested in applying for the Family Housing Bonus for more than S/49,000, follow these steps:

  1. Register your family group at the Ministry of Housing’s authorized offices and centers nationwide. In Lima, you can go to Jirón Camaná 199, Cercado de Lima, Monday through Friday from 9:00 a.m. to 6:00 p.m., and Saturdays from 10:00 a.m. to 2:00 p.m. In the case of regional offices, you can click on this LINK.
  2. Present your ID and that of your spouse or partner, if applicable, and have the information of all members of the family group (name, ID, date of birth).
  3. If the head of the family is a cohabiting couple with no impediment to marriage, the form must be signed by both of them. If both are married, the document must be signed by one of them.
  4. The Mi Vivienda Fund will verify compliance with all the previously mentioned requirements.
  5. The results of this evaluation will be published on the Fondo Mi Vivienda portal. After this, the family group will be registered as an Eligible Family Group (EGF).
