Which are the most sought-after districts in Lima to buy houses and land?

According to the latest study by Impulso’s data intelligence unit for Grupo Latitud, between 2019 and 2023, the number of people searching for land or house purchases and sales on a monthly basis has increased by around 43% and it is estimated that this year the growth will be 20%.

The districts of Lima that are emerging as the most prominent for buying houses and land are La Molina (27.10%), San Isidro (20.40%), Miraflores (19.50%), Ate (18.20%), Chorrillos (17.10%), Callao (16.10%), Lince (15.90%), San Martín de Porres (15.90%), San Miguel (14.80%) and Pueblo Libre (14.10%).

“Ate, Chorrillos and Callao are not districts that usually appear in other studies. “We are talking about potential demand. This is where construction companies should be heading because there are already projections of where people want to go. That is, 397,488 people tracked say this. Therefore, these are data that must be taken into account. The future is here,” highlights Julio Haaker, general manager at Latitud.

The promotion of these properties encourages people who want to buy land in the aforementioned districts to develop real estate projects. “There is very little supply, but there is potential demand,” he adds.

Between looking for a home of your own and investing

It is also evident that 55.90% of people who want to buy houses or land do so with the aim of building their own home. Meanwhile, 40.20% are looking to invest, 35.60% opt for long-term planning and 33.10% prefer to develop and build commercial projects.

Haaker points out that a house is probably not attractive to a builder because it can be very expensive to develop a project and may be better suited for another type of business. Meanwhile, Gonzalo Laurie, technology manager at Latitud, emphasizes that What makes the difference is the height at which it can be built.

“If only two or three floors can be built, the value is probably in the house; if we are talking about 10 floors, the value is in the land,” he says.
