Living in Quito, Guayaquil and Cuenca is cheaper compared to other cities in the region. Although these are the most expensive in Ecuador.
This is how a study carried out by Properati, a digital platform in real estate consulting, defines it, which compared the prices of different cities in Latin America, considering one sector for each city and dividing them into two categories: middle class and exclusive.
Sectors in Guayaquil, Quito and Cuenca of Ecuador were analyzed; Buenos Aires, in Argentina; Santiago de Chile, in Chile; Rio de Janeiro, in Brazil; Bogotá, in Colombia; Lima, in Peru; and Montevideo, in Uruguay.
More than 35,000 properties were evaluated and due to the volatility of local currencies, the average dollar price of the last six months was used for the prices of Colombia, Peru, Brazil, Mexico and Chile.

In the list of middle-class sectors, it is headed Ñuñoa, in Santiago de Chile. To live in that sector you pay $ 3,689 per m². Followed by Parque Batlle, in Montevideo with $ 2,534 per m² and Caballito, in Buenos Aires with $ 2,503 per m².
Ecuador appears in eleventh place with the road to the coast, in Guayaquil at a value of $ 1,258 per m²; Ponceano is in the twelfth year, in Quito with $ 1,120 per m², in 2020 it was $ 1,130. And in the fifteenth is El Salado, in Cuenca with $ 869 per m².

According to the study, Ecuador is one of the countries with the most economic sectors in the region. Although inside it is the opposite.
The economic analyst Jorge Calderón consider that purchasing power, the level of executive salaries and other factors influence Ecuador to be seen as the cheapest in the region.
“For example, Rio de Janeiro, Buenos Aires have strong financial systems, foreign banks, which means that there is a mobility of executives, of people from other regions, which ends up increasing the prices of houses, land in general that is not seen in Ecuador ”, he mentions.
However, in the interior of the country the reality is different and this is reflected in the study. In the category of exclusive sectors, Ecuador registers three sectors with high prices.
La Carolina in Quito has an average price of $ 1,598 per m², followed by La Puntilla, in Samborondón, with $ 1,429 per m² and San Sebastián in Cuenca with $ 1,159 per m².
The Quito and Guayaquil sectors, according to the study, register a lower price level compared to last year.
In this category Ecuador occupies the same positions as in the middle class: eleventh, twelfth and fifteenth. Above them is Puerto Madero, in Buenos Aires, with an average square meter value of $ 6,002. Then, Vitacura, in Santiago de Chile, with $ 4,419 and Ipanema, in Rio de Janeiro, with $ 3,831 with securities.
For Calderón, the factors that influence in the cost within Ecuador are: population growth, services offered, transportation and others.

“The cost of a home has always been a determining factor for people and this has conditioned their mobility through different sectors. In services, it seeks to establish, for example, food, health, commercial, in a way that reduces the mobility of people, who live in these new sectors, so that they do not go to another city. And that also makes it more expensive ”, he says.

Meanwhile, El Chicó, in Bogotá, is the most expensive in Colombia with an average price of $ 2,407 per m², followed by El Poblado in Medellín with $ 1,400; Pance in Cali with $ 1,387; and El Prado in Barranquilla with $ 710.
