Access the Family Housing Bonus of S/30,900 to build your house this 2024: what are the requirements?

He Ministry of Housing, Construction and Sanitation (MVCS) has approved a new Operating Regulation to facilitate access to the Family Housing Bonus (BFH) in the construction modality on its own site. This initiative seeks to support Peruvian families in building their homes in urban areas during the year 2024 with financing of S/30,900.

According to ministerial resolution 071-2024-Housing, to be considered a property of social interest under this modality, the home must be single-family and be built on land with a project approved by the competent municipality. In addition, it must be designed for progressive vertical growth, including at least a multi-purpose environment, two bedrooms, a bathroom and a laundry area.

What is the Family Housing Bonus?

The Family Housing Bonus is a subsidy granted by the Peruvian State through the MVCS, intended to support families in the acquisition, construction or improvement of their home. In the on-site construction modality, the BFH seeks to facilitate the construction of single-family homes in urban areas and promote access to decent and safe housing.

What are the requirements for a property to be eligible for the BFH?

For a piece of land to be considered eligible for the BFH, it must meet the following criteria:

  • Possibility of obtaining a building license according to current regulations.
  • Be the exclusive property of the beneficiaries and registered in the Property Registry in the name of at least one of the members of the family group, without admitting co-ownership, except in specific cases.
  • Be free of outstanding encumbrances, liens, and titles, except for certain specific restrictions.
  • Not having a home with a permanent structure or with characteristics superior to a Social Interest Housing (VIS), with the exception of roofed constructions of maximum 16 m².
  • Have direct access to essential public services, such as drinking water, sanitation and electrification.

How to access the Family Housing Bonus?

To access the BFH, interested parties must wait for a call approved by ministerial resolution, which will establish the application conditions and the registration period.

What are the requirements for your family to be chosen as a beneficiary of the BFH?

For a family to be eligible (GFE) for the Family Housing Bonus, the group must meet the following requirements:

  1. Family group composition: The GFE may be constituted according to the following:
    • At least it must be made up of one individual and a close relative, up to the second degree of consanguinity or affinity, who reside together.
    • A nuclear family that consists of, at least, a fundamental nucleus of two individuals, whether spouses or cohabitants without legal restrictions to marry, with or without children.
    • A blended or blended family, that is, a family unit in which at least one of the members of the current couple, without legal limitations to marry, has one or more children from previous relationships.
  2. Representation by the head of the household: The representation of the GFE falls on the head of the household, who must demonstrate the existence of economic dependents within the family, which may include:
    • Descendants, siblings or grandchildren, own or that of a life partner, under 25 years of age, even those who reach this age during the year in which they enroll in the program.
    • Descendants, siblings or grandchildren, own or that of a life partner, in certain circumstances, who are of legal age.

It is important to keep in mind that these requirements may vary depending on the specifications of each call and the regulations in force at the time of application.
