The sale of homes in Metropolitan Lima increased by 7% during January of this year, compared to the same period in 2023, revealed the Association of Real Estate Companies of Peru (ASEI).
Likewise, for the first month of this 2024, The supply and sales confirm that the districts of Miraflores, Cercado de Lima and Santiago de Surco concentrate 33% of the real estate supply in the capital and Callao.
Furthermore, it can be seen that the real estate supply is led by units that are in the ‘plans’ phase with 51.5% participation, followed by ‘under construction’ with 39.1%.
In January 2024, the average sales price per square meter decreased by 1.4%, compared to the same period in 2023. However, The areas of Lima Moderna, Lima Top and Lima Centro, which concentrate the largest number of sales, have increased their price per m² on average by 2%. Areas between 60 and 80 m² continue to be the most requested.
In detail, the square meter fills an average of S/6,696, but in the districts of the mentioned areas, they shoot up to S/8,904 (San Isidro), S/9,139 (Miraflores) and S/9,152 (Barranco).
On the other side of the coin, we find the most comfortable prices in Carabayllo (S/1,866), Puente Piedra (S/3,209) and Comas (S/3,964).
