To deal with this situation, the government offers citizens a series of bonds that will allow them to finance the purchase, construction, or improvement of a home. Techo Propio Program: what are the benefits and requirements?
This program of the Ministry of Housing, Construction and Sanitation is aimed at families with monthly incomes that do not exceed the value of S/3,715 and S/2,706 to build or improve their property, which will have electricity, water and drainage services. .
The main benefit of this program is the Bono Familiar Habitacional (BFH), which is a direct subsidy that the State grants to a family free of charge and to recognize their saving effort. According to the MiVivienda website, there are three modalities:
- Buying a home: the bonus is S/43,312.50.
- Build a house: the bonus reaches S/29,700.
- Improve a property: the bonus is S/11,385.
Requirements
- The head of a family must declare one or more dependents, who may be his wife, partner, his children, siblings or grandchildren under 25 years of age or children over 25 with disabilities, their parents or grandparents.
- To purchase a home, a family’s monthly income must not exceed S/3,715 and to build or improve a house they must not exceed S/2,706. In the cases of priority-type social interest housing (Prioritized VIS), they must not exceed S/2,071.
- Not having previously received housing support from the State through Enace, Fonavi, the National Housing Fund, the Materials Bank or the MiVivienda Fund.
- If they want to buy a home, they will not be able to have any property registered in the name of the beneficiaries.

New MiVivienda Credit: how to access?
This mortgage loan is financed by the MiVivienda Fund through intermediary financial institutions to a beneficiary who meets the requirements. Likewise, it allows to subsidize the purchase of finished properties, under construction or in project, as long as they are first-sale or second-use homes whose value is between S/65,2000 and up to S/464,200.
Steps to request it
- To request the New Mivivienda Credit, the interested person must approach one of the financial entities affiliated with the program to be qualified based on their ability to pay and consult about the programmed savings.
- Then, you must search for the property of interest through the official page, real estate web portals, financial institutions or other certified means.

- Be of legal age, live in Peru or be a Peruvian residing abroad.

- Both the applicant and their spouse or partner must not have acquired a home financed with resources from the Mivivienda Fund, the Techo Propio Program or Fonavi.
- Have a minimum down payment of 7.5% of the value of the home you are going to buy.
Good Payer Bonus: how much is it?
It is a financing program that is granted to all people who have obtained a loan with the Nuevo Crédito MiVivienda through intermediary financial institutions. With this subsidy, citizens will be able to increase their down payment and decrease the amount of the loan for the acquisition of a property that can be a single-family, multi-family, residential or fifth home.

This bonus is equivalent to S/500 and is granted for five years in two parts: 70% for the monthly rent payment and 30% that will help the beneficiaries save for the initial of a property of the Techo Propio or Mivivienda program at end this subsidy.
To apply for this financial benefit, you must meet these conditions:
- Form a family group or a group of non-dependents, who are represented by a head. A GF is made up of a head of family, between the ages of 18 and 40, and relatives of up to the second degree of consanguinity or first degree of affinity: children, siblings under 25 years of age and siblings over 25 with disabilities, grandparents and parents or minor grandchildren. In the case of non-dependent groups, they are made up of at least two members without economic dependence or mutual family burden.
- Do not exceed the monthly family or group income of S/3,715.
- Not be the owner of independent homes, land or air.
- Not having received housing support or applying for another program from the State.
- Not be in the Registry of Delinquent Judicial Debtors.
