The Techo Propio Ministry of Housing, Construction and Sanitation Program is aimed at families with monthly income that does not exceed the value of S/3,715 and S/2,706 to build or improve a house, which will have electricity, water and drain.
Own Roof: what are the benefits?
The main benefit of this program is the Bono Familiar Habitacional (BFH), which is a direct subsidy that the State grants to a family free of charge and to recognize their saving effort.
According to the Mivivienda website, there are three modalities:
- Buy a home: the bonus is S/43,312.50
- Build a house: the bonus reaches S/29,700
- Improve a property: the bonus is S/11,385.
In the event that the family group is Armed Forces and National Police personnel with disabilities, they receive 25% more than the value of the Family Housing Bonus, and for victims of terrorism who lost their home, they receive an additional 51% of the BFH.

- To purchase a home, a family’s monthly income must not exceed S/3,715 and to build or improve a house they must not exceed S/2,706. In the cases of priority-type social interest housing (Prioritized VIS), they must not exceed S/2,071.
- The head of a family must declare one or more dependents, who may be his wife, partner, his children, siblings or grandchildren under 25 years of age or children over 25 with disabilities, their parents or grandparents.
- Not having previously received housing support from the State through Enace, Fonavi, the National Housing Fund, the Materials Bank or the Mivivienda Fund.
- If they want to buy a home, they will not be able to have any property registered in the name of the beneficiaries.
- Family groups must have independent land or air free of encumbrances.

- Register your family group in the offices and centers authorized at the national level of the Ministry of Housing. In Lima, you can go to Jirón Camaná 199, Cercado de Lima, Monday through Friday from 9:00 a.m. to 6:00 p.m., and Saturdays from 10:00 a.m. to 2:00 p.m. In the case of regional offices, you can click on this LINK.
- Present your ID and that of your spouse or partner, if applicable, and have the data of all the members of the family group (name, ID, date of birth).
- If the household is headed by a cohabiting couple without marital impediment, the form must be signed by both. In the event that both are married, said document must be signed by one of them.

According to official information from the Ministry of Housing, 7,848 family housing bonds were delivered in the month of July. which meant an investment of S/243.5 million. In this regard, the entity reported that in the northern and central regions of the country (2,484 and 2,114) the largest number of BFHs were granted, while in the east there were 2,030, in the south 539 and 317 in Lima and Callao.
