With the laying of the first stone and the driving of the first pile, this Wednesday, July 12, the countdown began so that in 36 months Maxximus Guayaquil City Center, the first skyscraper in the city and the country, a project promoted by the alliance between real estate developers Pronobis and Millenium, which began construction in Puerto Santana, in the center of Guayaquil.
The event brought together the heads of both promoters, Isabel Noboa, executive president of Holding Nobis de Inversiones and Pablo Campana, CEO of Millennium, on the land where it is already being built, which will be 184 meters high and 50 floors high. Campana explained that according to the Chicago-based Council on Tall Buildings, any building taller than 150 meters is considered a skyscraper, so Maxximus exceeds that measure.

As for the investment in the project, Campana revealed that it is a joint investment of Pronobis and Millenium of 150 million dollars.
“I always talk about the total sale, not the investment, because the investment is divided between the capital that the promoters invest, between the pre-sale, between the bank loan, Banco del Pacífico supports us in this big project and adds up to USD 150 million”, explained Campana, who explained that despite the fact that the project was always 184 meters high, it used to have 46 floors and now 50, this is because efficiencies were achieved between the slabs and slabs, which does not mean that the half floors are shorter, but the structural reshaping made it possible greater height between floors, and the possibility of having 4 more floors and the necessary parking spaces for those 4 more floors.
In the meantime, María de Lourdes Campana, commercial director of Millenium, He pointed out the location of the project, in Puerto Santa Ana, and recalled that the skyscraper will have 102,000 square meters of construction, dozens of amenities and luxurious finishes. It is the first project that brings the Versace Ceramics brand to Latin America for its residential spaces.
“The first skyscraper in the country will consist of two towers: the main tower, which will have a ground floor plus 50 floors with a total height of 184 meters; and a second tower with 1,070 parking spaces for owners and visitors in which they will be able to move through 17 elevators,” said Campana, who added that Maxximus, a mixed-use project, will have 12 business spaces on the ground floor, 218 offices, 279 apartments and suites and 8 three-story penthouses on the top floors, of which only two are still available for sale, which means “complete sales success” for the executive.
For his part, Pablo Campana recalled his time at Pronobis and how they launched The Point building project in 2009, and later how he created his own company in 2012. “In 2022, in the conversation we had with Isabelita, with José Antonio Ponce, we came to the conclusion that Guayaquil needs a new project that transcends borders and is the best, hence the name Maxximus”, told the anecdote the businessman who emphasized that Maxximus will generate about 3,000 people with direct and indirect jobs.

For her part, Isabel Noboa assured that Maxximus Guayaquil City Center is not only a new building, but also represents a turning point for the real estate sector and for the city. The executive president of Holding Nobis de Inversiones thanked the builders, workers and clients who showed confidence in the project. “Without their unconditional support and their unwavering faith in us, we could not have gotten to where we are,” Noboa said.
After providing the details of the building, Campana and Noboa were in charge of laying the first stone. “To continue with the construction, this is just the beginning. There will be a lot of work for the construction companies, for the promoter, for the engineering, for the suppliers, the workers and the workers, you will see work here, we will pass 30,000 workers here at peak time,” said Campana.
While, Felipe Bernal, general manager of Pronobis, highlighted the alliance between Pronobis and Millenium and did not rule out new collaborations in future projects. “We are pleased to demonstrate and challenge the basic math you have learned that one plus one equals two. Today we can show that when two big companies join together they defy normality and are capable of carrying out grandiose projects… today Pronobis and Millenium join forces and we manage to build the tallest building in Ecuador, the first skyscraper”, said Bernal.
