The Ministry of Housing, Construction and Sanitation, through the program New Mivivienda Creditgives citizens the facility to acquire a property, build on their own land or improve a house.
This program finances homes between S/65.200.00 until S/464,200 within a payment period of 5 to 25 years. To do this, they offer two types of subsidies: the Good Payer Bonus (traditional) and the Sustainable Good Payer Bonus, also called ‘Green Bond’.
The first benefit ranges from S/10,800 to S/25,700 depending on the value of the home you want to acquire. If the amount of the property is from S/232,000 to S/343,900, the corresponding subsidy to receive will be S/10,800. If the property to choose has a value of S/65,200 to S/93,100, a bonus of S/25,700 will be received. (See chart).

Thats not all. The second subsidy called ‘Green Bond’ offers an economic benefit of S/5,400. If the home to be purchased is a “green project”—that is, it incorporates sustainability criteria in its design and construction, reducing the impact on the environment—, this subsidy will be added.
In total, by combining the two bonds, the beneficiary can access a discount of up to S/31,100 of the value of the house, which will serve to increase his down payment.
How does it work?
If you want to access the New Mi Vivienda Credit and buy a property of S/100,000, you must pay 7.5% of the initial fee (S/7,500). To this, the State adds the Good Payer Bonus, which for this range of housing value is S/21,400.
The benefit grows if it is a sustainable project, since you will receive an additional S/5,400. In this way, the initial installment increases to S/34,300, with which the total value of the mortgage loan is reduced to only S/65,700.
Requirements to access the New Mivivienda Credit
- Be of age
- Have an initial fee of 7.5% of the value of the home
- Not have any credit pending payment with the Mi Vivienda Fund
- Not be the owner or co-owner of another home nationwide
- Be qualified by financial entity through which the Mivivienda Fund will lend you the amount you need.
