From January to May of this year, only 4,520 families were able to acquire a home with the help of the Family Housing Bonus (BFH), in the Acquisition of New Housing (AVN) modality of the Techo Propio program, which represented a retracement of almost 40% compared to a similar period in 2022, when 7,946 subsidies were delivered.
In detail, only S/188 million 712,000 in bonds have been disbursed in the first five months, while in a similar period of 2022 there was an execution of S/307 million 334,000.
Paulo Morán, commercial manager of the Mivivienda Fund (FMV), explained that this setback in the execution of the BFH is due to the heavy rain that occurred in the north of the country, an area where the largest available supply of housing that accesses this non-reimbursable state subsidy is concentrated.
According to FMV data, the AVN housing offer available in the departments of Piura, Lambayeque and La Libertad is 21,025 units, which represents 67% of the total (32,533 units).

“The rains at the beginning of the year slowed down the dynamics of disbursements a little. Many sales have been delayed in terms of disbursement decisions; therefore, in a way, this has not allowed us to keep up with the pace of placements”, affirmed the official in dialogue with The Republic.
Although the budget assigned by the Government in number of bonds is almost 20,000 housing subsidies in AVN and currently the goal is far away, from the FMV they expect the rate of placements to improve from the second semester.
However, they acknowledge that a possible arrival of the El Niño phenomenon could complicate the progress of the BFH, since the real estate projects would have a delay.
“In addition, it directly affects families, since many see their sources of income affected and this makes it difficult to qualify for credit, as it can also hinder the savings that they already had for the purchase of the home or can allocate it for another type of of emergencies that may arise,” explained moran.
It is important to mention that the Family Housing Bonus for the Acquisition of New Housing amounts to S/43,312.50 (8.75 UIT). In addition, to apply to the BFH in the AVN modality must have a monthly family income not greater than S/3,715.
Mivivienda Credit
Unlike the BFH in AVN, the New Mivivienda Credit it has had better dynamism so far this year, which is why it even had its best start to a year in history.
Thus, from January to May, 5,529 operations have been closed with S/1,045 million in loans granted, which represents an increase of 20% compared to the historical average at the beginning of the year in placements.
In contrast to the program own roof74% of the Mivivienda credit offer is concentrated in Lima and Callao, which prevented the placement rate from stopping despite the heavy rains.
In this way, the FMV expects to reach the goal set of 15,600 loans granted by the end of 2023, an objective of which they already have a 35% advance.
“We have not had a major problem with this product and we are on par with the expectation based on the commercial goal. Facing the second half of the year, an increase of between 10% and 15% is always expected compared to the first half of the year,” he concluded.
Mivivienda Fair in regions to boost the sector
In order to boost the real estate market and so that more families can access decent housing, the Mivivienda Fund It will hold trade fairs in regions in order to promote the sector and thus continue advancing with the execution of BFH resources.
