Techo Propio and Crédito Mivivienda benefited 5,740 families: how much are the bonds and how to access?

As of the first quarter of 2023, a total of 5,740 families throughout Peru agreed to the construction or acquisition of a home with the help of the housing bonds granted by own roof and the New Mivivienda Creditboth programs of the Ministry of Housing, Construction and Sanitation (MVCS).

During this period, the disbursement of subsidies reached S/683 million, of which S/564 million correspond to the New Credit Mivivienda, which registered a growth of 25% compared to the same period in 2022.

It is a state program allows you to acquire or improve a house with basic electricity, water and sewage services. This aid is aimed at families who have a maximum combined monthly income of S/3,715 and S/2,706 to build or improve their home, respectively.

During this first trimester, own roof managed the delivery of 2,978 Family Housing Bonds (BFH), which represented a disbursement of around S/119 million. To buy a house, the subsidy is S/43,312.50, while to build a property it amounts to S/29,700.

Those who want to apply for Techo Propio in the new home acquisition modality must not have a property registered in Public Registries, be it a house, own land or independent airs; nor be heirs to a home or part of it.

New Mivivienda Credit

The New Credit Mivivienda is a mortgage loan that provides the resources to also make the dream of owning your own home a reality. This modality is intended for the purchase of finished homes, in construction either project. This program finances homes between S/65,200 and S/464,200 in a payment term of 5 to 25 years.

To access the credit, the applicant must be a natural person residing in Peru or a Peruvian living abroad who meets the following requirements:

  • Be adult.
  • be qualified as credit subject by the financial entity that grants the corresponding financing.
  • not own or co-owner of another home in any town in the country.
  • It must not have no subloan pending payment to the FMV.
  • have a minimum initial fee 7.5% of home value.

The New Mivivienda Credit provides the benefit of good payer bonuswhich is a non-reimbursable financial aid that is delivered if you acquire a loan through the Intermediary Financial Institutions (IFI).

This grant helps increase your down payment and get a smaller loan, and its value is from S/10,800 to S/25,700. It should be noted that the amounts are based on the value of the house in a staggered manner.
