Housing prices rose in 2023: how much do they cost according to square meter and district?

The price of homes per square meter rose 6.75% in Metropolitan Lima and Callao during the past 12 months, according to a study by the Association of Real Estate Companies of Peru (ASEI). Which districts reported a higher rise and how much does a 60-square-meter house cost on average? We tell you here.

A year ago, in January 2022, the average value of the square meter of a new house was S/6,366; however, in January 2023 it was increased to S/6,796 for the same measure.

According to the study, in the area of Lime Topwhich includes districts such as mirafloresBarranco, San Borja, San Isidro and Santiago de Surco, the average price per square meter rose from S/8,110 to S/8,413.

How much does a 60 square meter home cost on average?

According to the ASEI Real Estate Analytics study, during the last five years, the Demand for homes of less than 60 square meters increased from 23% to 32%. Meanwhile, the sale of homes between 60 and 100 square meters experienced a reduction of four percentage points from 2017 to 2022, which went from 61% to 57%.

If we consider that the average price of a home is now S/6,796 per square meter, a 60 square meter property can cost an average of S/407,760 in Lima.
