The average rental price in Lima has presented an increase of 0.5% compared to the previous month. It costs approximately S/2,804 per month for a home with the following characteristics: surfaces between 60 and 100 m²; two to three rooms and a parking lot, according to the latest index report presented by the Urbania real estate platform.

The report highlights five boroughs that have reported below-average rental prices that may be considered for those looking for a new home.

It is worth emphasizing that depending on the area, in these districts you can find higher and lower prices. For example, in the case of San Martin de Porres, prices are around S/1,320; in the olive trees from S/1,363 to S/1,664; Meanwhile in chorrillos They range from S/1,924 to S/2,684. And in the case of La Molinayou can find prices from S/2,036, in areas like Las Viñas, to S/2,484 in La Planicie.

According to Luciano Barredo, Urbania’s marketing manager, if we extend this list with just one addition, we can find the district of Saint Borja, which may come as a surprise to many people as it is considered a top district; however, it has registered a 1.2% decrease in its price compared to the previous month and a 0.9% annual drop, which means that it currently has an average price of S/2,407.

Finally, he added that “during 2022 the rental price accumulated an increase of up to 5.9% in the year; compared to the +7.3% that it registered during 2021, which indicates that in reality there was a decrease in prices since it remains below real inflation”.
