Mivivienda Fund: they will disburse more than 20,000 Own Roof bonds in the new housing modality

The Fund MIVIVIENDA SA (FMV)a company attached to Ministry of Housing, Construction and Sanitation (MVCS), announced that, at the end of 2022, More than 20,000 Family Housing Bonuses (BFH) will be disbursed in the New Home Acquisition modality of the Techo Propio program (AVN-TP).

From January to July of this year, 10,359 BFH have been delivered for a value of S/ 403 million 600,000, as opposed to the 11,239 bonds disbursed throughout the year 2021 (S/ 432 million 500,000). That is, as of July, 92.2% of the 2021 financial year has already been reached, according to the entity.

If you follow this trend, according to FMV projections, and having secured the resources for the remainder of the year, this amount would almost doublebeing the historically highest number of disbursed bonuses of the AVN modality since its creation in 2003.

It should be noted that, a few weeks ago, the MVCS authorized the transfer of S/ 51,200,000 million to the FMV to continue with the delivery of the bonus in this modality. Likewise, the Government recently enacted Law 31538, which authorizes an additional budget for subsidies until the end of the year of S/ 395,700,000 million for AVN-TP.

“These resources will not only allow us to almost double the disbursements for new housing compared to last year, but, and most importantly, ensure the continuity of the program. We have the budget and the supply to meet the demand,” said José Carlos Forero, FMV General Manager.

Of the total BFH disbursed, he said, 48% correspond to subsidies in projects developed under the trust scheme with FMV participation.

Additionally, The creation of a Real Estate Risk Coverage service is being evaluated in order to promote the participation of both banks and microfinance institutions in the granting of complementary Techo Propio loans.

In this way, the financial entities would only assume the credit risk as they are already doing, and the real estate risk of the project would be controlled by the follow-up and monitoring to be carried out by the trustee and supervisor.

Regions with the greatest supply

Along these lines, he stressed that, to cover the demand for housing in the country, the program has more than 29,000 homes available located in Lima and the provinces. Of this figure, 64% is located in the northern macro-region, 21% in the center, 9% in the east and 1% in the south. In Lima and Callao the percentage reaches 5%.

The regions with the greatest supply are La Libertad with 10,342 homes; Lambayeque with 5,708; Ica with 5,172; San Martin with 2,335 and Piura with 2,257.
